GOLD PHOTO SHOOT

For luxury properties that require shooting at multiple times in the day
to obtain the best photos and video coverage possible.

Pre-consultation with client to collaborate on the goal of the shoot
and to make a plan for the best lighting situation
for each room or side of home.

On the day of the shoot, Julie will take photos and video at sunrise,
mid morning, noon for aerials, mid afternoon and sunset
to obtain the best story of the home.

Strategic supplemental lighting techniques, advanced on-site
and post-processing techniques, such as multi-image compositing,
accent lighting, and light painting.

Client will have the ability to review images during photoshoot.
This is key to having the stylist or stager present in order to
move furniture around to obtain the best composition.

Artistic and detail retouching.
Final editing includes color correction, vertical and horizontal correction,
optimizing views out of windows, removal or specs/dust
or objects that are distracting to image.

The shoot could take approximately 5-7 hours onsite.
More for larger homes.

SCHEMATIC 2D FLOOR PLANS

While sellers are wowed by the immersive virtual tour,
floor plans are great for Buyers to visualize the space.

Schematic Floor Plans add to your marketing portfolio,
create a complete listing presentation, acquire new sellers,
engage more buyers, and ultimately lead to more sales.

ADDITIONAL SITE VISITS

An additional visit to a property that is necessary in order to capture optimal weather conditions or morning/evening light.  $85

PRE-PHOTO SHOOT CONSULATION

Before the shoot, we can arrange a time for a consultation to walk through the house.   We discuss which angles will be the most marketable and appealing to the eye.   I give advice on what to move, shift, clean, etc in order to have the best photos of your home.   With this information, you can put your focus on those angles to clean and prepare before the shoot.  (Please note, I am not a staging company, I do not bring in outside furniture but I can work with what you have and give helpful advice)

PHOTOSHOP RETOUCHING

Basic retouching is performed with all packages. Please note: I do not change any of the physical characteristics of the home with image editing unless specifically requested. Image editing and other improvements to photos at the request of the client.

$100/hour

TRAVEL FEE

My service area is Denver and Boulder and surrounding areas within 45 miles from Downtown Denver.  I do travel outside this range, but there is a travel fee of $2 for each mile outside this range for time and expense.

ADDITIONAL INFORMATION

Photographs will be delivered via my website for immediate access or through Dropbox.

Please make sure the home is ready for photos before I arrive as I do have other photo shoots scheduled.  I will send a “Getting Your Home Ready for Photos” checklist beforehand.

Aerials:  If at the time of the shoot, it is too windy or cold outside, I will have to reschedule as it is too dangerous to fly in these conditions.    

Cancellation Fee:  If you need to cancel or reschedule this shoot, please let me know 24 hours before the shoot otherwise there is a cancellation fee of $50. 

Turnaround Time:  My general turnaround time for sending the photos to you is 24 hours after the shoot ends.  (Depending on how many shoots I have that day, you may get them quicker than that.)  

Rush Order:  If you need these photos to be edited quicker than the 24 hours, and receive early the next morning, please let me know.  The Rush Order Fee is $100. 

Payment types accepted are cash, check, Venmo, PayPal, Zelle.  Payment due on receipt of invoice.

Photos will be provided in MLS-sized JPGs as well as high resolution print quality jpeg images suitable for brochures, signage and web-based listings.
